Abstract
<jats:p>В статье проведен обзор негативных факторов, способствующих разрушению и полной утрате архитектурных объектов, как имеющих официальный статус объектов культурного наследия, так и без такового, но представляющих собой культурно-историческую ценность. Автор сравнивает эффективность применения процедур принудительного выкупа бесхозяйственно содержимых таких объектов и принудительного выкупа памятников архитектуры в рамках реализации проектов комплексного развития территорий. По мнению автора, второй из названных механизмов является более эффективным в целях обеспечения сохранности памятников архитектуры и соблюдения прав и законных интересов их собственников.</jats:p> <jats:p>The article provides an overview of the negative factors that contribute to the destruction and complete loss of architectural objects, both those with the official status of cultural heritage sites and those without it, but representing cultural and historical value. The author compares the effectiveness of the application of procedures for the forced redemption of such objects that are mismanaged and the forced redemption of architectural monuments within the framework of the implementation of integrated territorial development projects. According to the author, the second of these mechanisms is more effective both in terms of ensuring the preservation of architectural monuments and in terms of observing the rights and legitimate interests of their owners.</jats:p>
