Abstract
<jats:p>The article analyzes the current state of regulatory and legal support for the design of small hotels in Ukraine in the context of the growing demand for business tourism. The regulatory framework, formed according to Soviet standards, turns out to be insufficiently adapted to the needs of small hotel facilities with expanded infrastructure, which includes not only accommodation, but also office areas, conference rooms and co-working spaces. It is emphasized that small business hotels in city centers must meet high requirements for flexibility of spatial solutions and technical equipment, provide comfortable working areas and quick access to transport infrastructure. The main shortcomings of the current regulatory framework, which is focused mainly on large hotel complexes, are identified, and the specifics of architectural design of small hotels are revealed. Typical problems of architects are analyzed, in particular, the lack of adaptive planning solutions and difficulties with integration into the historical environment. A comparison is made with European practices of regulating the hotel sector. Ways are proposed to update the regulatory framework through the introduction of a separate DBN for small hotels, the principles of universal design, energy efficiency, and the use of BIM technologies, which will contribute to the development of flexible, functional, and modern hotel facilities in the business segment in Ukraine. The results of the study indicate the need to create a modern, adaptive regulatory system that will ensure the competitiveness of Ukrainian small hotel business and promote the sustainable development of the architectural environment.</jats:p>
